1. CMHC MLI Select is powerful — but not what the ads say.
This federal mortgage insurance program is built for buildings of five units or more. It's points-based, tied to accessibility, affordability, and energy efficiency. Get enough points and you unlock 95% loan-to-value, 50-year amortizations, and some of the lowest lending rates available in Canada. That's real. What isn't real is the Instagram version — the "buy a 30-unit building for almost nothing down" pitch that skips the net worth requirements, the experience requirements, and the document load. Nick's been myth-busting this for a reason. The wrong people chasing this program creates problems for everyone — including the program itself.
2. House hacking is the most overlooked entry point in Canadian real estate.
Buy a property as your primary residence. Get in with as little as 5% down. Live in one unit, rent the others. In many cases, the rental income covers the full mortgage — sometimes more. New multiplex zoning rules in cities across Canada have expanded who this strategy works for. The math is solid. The main obstacle Nick runs into isn't the financing. It's one of the spouses. If you can get alignment at home, the numbers almost always work.
3. Analysis paralysis costs more than a bad deal.
Nick met a man at one of his events in the prairies — mid-forties, had his wife's blessing to buy twenty years ago, still hadn't pulled the trigger. The conversation about what that pause had cost him, compounded over two decades, wasn't a comfortable one. Nick's point is straightforward: the worst-case scenario of acting is almost never as bad as the best-case scenario you give up by waiting. Build your investment thesis. Know your why. Then move.

- If you're new: Run the numbers on a duplex in your market with 5% down. Find out what the rental unit covers. House hacking is your fastest on-ramp.
- If you already own property: Treat it like a business. Tighten margins, reduce expenses, and use technology to run things leaner. This is the age of the operator.
- If you have capital: Build your investment thesis before you pick a market. Who are you, what are you trying to accomplish, and who's on your power team? Answer those first.
